Start with a fixed price survey. Decide on design once you have the facts.
The Measured Project Survey costs £149 including VAT for properties of three bedrooms or fewer, and £249 including VAT for properties of four bedrooms or more. If you go on to use our design service, the survey fee is credited in full against the design fee. A design fee is typically around £2,000, with the exact scope and figure confirmed in writing after the survey.
What the survey includes
Included
- A measured survey of the property on site, with a full photographic record
- A meeting at the property covering the scope of works
- Existing floor plans, drawn up from the measured survey
- A review by our in-house team of architects, structural engineers, surveyors and construction managers
- A thirty minute discovery meeting working through the floor plans
- A meeting with our construction director covering budget guidance, project costs and the options
- A written budget guidance document covering scope, provisional costings, timelines and schedules
Not included
- A quotation
- A structural report
- A full measured building survey for legal or valuation purposes
- Proposed drawings, which belong to the design phase
What moves the design fee
The design fee is confirmed in writing after the survey, once your project is understood. A few things move it more than anything else, and none of them are a mystery.
- The size of the property and the scale of what you want to do
- How involved the planning route is, from a straightforward application to a conservation area or a listed building
- How much structural input the project needs
- The number of drawings the project calls for
Costs that sit outside our fees
Some costs are set by other people, not by us. We will always tell you where these apply to your project, so there are no surprises.

- Building control fees
- Specialist consultants, where a project needs them, such as arboricultural or drainage reports
- Party wall surveyors, where a project needs them
